The property is approached from the B4602 known as The Watton, with a sharp turn into Gas Works Lane (also known as Gas Lane). Gas Works Lane is a single access, level, no-through tarmacadam highway.


There is level parking immediately outside the property for up to four cars, on a tarmacadam surface.  Access to the house is over one small step either via the front door (step 9”), or French doors (step3”).  The front door is 29” wide, the French Door is 32” wide.  All internal doors are 29” wide.


The lounge, hall, and kitchen are all located on one level, with the Ground Floor Shower Room, and Drying Room being accessed through the Games Room, which is one step down.  Step is 5” high.   The downstairs shower, WC and washbasin is small with insufficient space for a wheelchair to turn.  The shower has a small step to enter it and the controls are 45” high, with a twist action. The toilet is 16” high and the basin 33”high.  The taps are not lever taps.  There are no grab bars but suction grab bars suitable for tiled surfaces are available on request.  The upstairs bathroom/shower rooms have toilets at 16” high, and basins 32/33” high.  The electric showers are operated by push button, but all shower cubicles are narrow at 25” wide. The bath does not have handles/rails.


The kitchen has built in work surfaces and Electric fan-assisted oven below worktop, and gas five ring hob at 36”high.   The microwave is situated on the worktop, some 36” high.  Electric light switches and some plugs are 42”high, the remaining plug sockets are low level, being just above skirting board height. The kitchen, hall and drying room all have level laminate floors. The remainder of the House is carpeted/vinyl flooring.


The first floor is reached by a carpeted staircase (12 steps up), with a hand rail on one side.  No lift. The first floor has 6 bedrooms (4 with en-suite facilties), 1 shower room and 1 bathroom.  Room 1 (kingsize) and Room 6 (Triples) could all be suitable to transfer from wheelchair to bed. There are no aids in the form of hoists, rails etc.  The beds are varying levels off the floor, from 20” to the highest at 24”.


A guide dog would be accommodated. Internal lighting is bright, with emergency lighting at the top and bottom of the staircase, and key fire signage being illuminescent.  The front door and French doors in lounge and games room all have thumb-turn locks to ensure quick and easy access out of the property.


Outside areas are mainly level and a mix of concrete and patio slab, with a small area of level artificial grass.  There is external lighting to ensure all outside areas are well lit.
